At the time of acquisition, the Watson Office Portfolio consisted of four buildings–three flex office and one light industrial–occupied by long-term private and public sector credit tenants for office and R&D use. The properties are close to major transportation corridors and amenities (either on-site or walkable). Since acquisition, multiple tenant improvement programs were implemented, all three anchor tenants were renewed, and 100% occupancy has been maintained during difficult market conditions. The project’s full occupancy provides substantial cash flow and recent large scale tenant improvements have contributed to high levels of tenant satisfaction and retention.
